After a year of silence Redcliff Cap re-commenced consultation with the community in March 25.
The new proposal is for 450 units. There would be one block of flats 19 storey high, one block 12 storey high, one block 11 storey high. Duplex development of 5-6 storeys, 1800sq foot retail space. Existing multi storey car park will be reduced by 25%. Car park spaces remaining will be a mix of car parking for residents/ shoppers. Roof of car park to be a green space with activities for children and teenagers.




NttW have raised the following concerns about the plans.
- Height. The tallest building is described as slender but there are no dimensions provided.
- Density. This remains a super density development. There are half the number of flats as proposed by Areli but the footprint is now half the size.
- Light. Redcliff Cap maintain they have done extensive sun tracking tests. We would like to see the results of these tests.
- Green space. Provision of green space on the top of multi storey car park feels like tokenism. The developer has to provide additional green space but is the best solution on top of a multi storey car park.
- Architecture not sympathetic to surroundings.
- Reduction in car parking provision.
- Access for emergency vehicles ie fire brigade.
NttW acknowledge there are some welcome amenities included in the plans which include an indoor market, space set aside for community use ie live music venue etc. There is a reduction in height of buildings fronting the High St ie 6 storeys but still too tall and out of keeping with the three to four storey buildings abutting the proposed development.
